Welcome to Greenwood Acres, a vibrant community where history meets adventure! Established in 1967 by the Sincavage Lumber Company, our neighborhood transformed a sprawling 250+ acre farm into lively haven, complete with the stunning 30-acre Lake Sinca, perfect for fishing, swimming, and winter ice. With diverse residents—from full-time families to vacation and STR homeowners—there's always a sense camaraderie and fun. Plus, with convenient access to Route 80 and the PA Turnpike, you're just minutes away from all the exciting Pocono attractions!

EXCITING NEWS! FOR 2025

I am writing to express my serious concerns regarding the decisions made at the December 8th meeting, specifically the plan to reduce homeowner dues while simultaneously adjusting fees for joined lots.

 

It is unclear why the Board is considering a reduction in dues when the community faces significant, necessary expenses. Based on recent estimates and discussions, funds are urgently needed for the following major repairs:

 

- Emergency Bridge Repair: Estimated at over $100,000. These repairs have been necessary since 2021.

- Storm Damage (7-23-23): Repairs from this event remain outstanding.

- Dam Maintenance: The Property Owners Association was originally scheduled to take action on this matter in 2010. However, requirements from the DEP were ignored by the board at that time. As a result of this long-term negligence, homeowners are now facing costs between $200,000 and $300,000—significantly higher than if the repairs had been addressed promptly over the last 15 years.

 

I urge the Board to reconsider the dues reduction in light of these critical infrastructure needs to ensure the long-term financial health and safety of our community.

The Property Owners Association was originally scheduled to address this matter in 2010. However, the DEP’s requirements were ignored at that time, and rather than acting in the best interest of the HOA, the board deferred its responsibility.

 

As a result of this negligence, homeowners are now facing significantly higher costs than if the repairs had been addressed promptly. Repairs estimated at $[200,000]–$[300,000] have been ignored by the Board of Directors for the past 15 years.

Please see the attached photos regarding the swale work required for stormwater management within the HOA. This infrastructure has not been properly maintained for the past 20 years.

 

Given the extensive work needed to address these long-standing maintenance issues, the proposal to reduce dues is concerning. It is important that we prioritize these repairs to ensure proper stormwater management for the community.

Issues regarding the streams and water flow to the lake. Currently, there is a beaver dam blocking the lake, and several trees are down in the passages.

 

The estimated cost for clearing these obstructions and restoring the water flow needs to go out to bid.

 

Addressing the critical issue regarding the improperly installed roads completed over the last four years. The cost to repair these sections is estimated at a minimum of $500,000.

 

Unfortunately, despite these issues being present, the board has taken no action for the past two years. This negligence has caused us to miss the necessary time frame for legal recourse.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

The effective management of our community requires prioritizing essential infrastructure projects. Specifically, the necessary ditch and swale work to address water runoff was delayed prior to road installation. This oversight must now be rectified and funded by all homeowners.

 

We currently lack the surplus funds necessary to address the damage caused by 20 years of neglect. We must secure the resources required to repair our community and reopen the emergency bridge.

 

Given the magnitude of these four major requirements, reducing dues would be fiscally irresponsible and counterintuitive to our operational needs.
